Why didn’t your house sell?
It’s frustrating: months of showings, keeping the house perfect, and nothing, or a buyer who fell through at the last minute. The good news is the market left clues. Almost every unsold house comes down to one of four things. Figure out which, and you’ll know whether to relist with Ryan, sell for cash, or try something else.
Reason 1: Price
The most common cause, by far. Signs it was price:
- Plenty of online views but few showings
- Showings but no offers, with feedback like “nice, but”
- Similar houses nearby sold while yours sat
A house priced 5% too high can sit for months, and each price cut makes buyers wonder what’s wrong. A fresh CMA against current sales usually shows the gap.
Reason 2: Condition
Signs it was condition:
- Buyers loved the location but walked after seeing the basement or roof
- Inspection issues killed a deal
- An FHA or VA appraisal came with repair conditions
Foundation movement, water, old electrical and roofs near the end of life scare off financed buyers. You can fix the financing blockers and relist, sell as-is to a cash buyer, or list as-is to investors.
Reason 3: Marketing
Signs it was marketing:
- Dark or cluttered photos, or too few of them
- A thin description that doesn’t mention updates
- Limited showing availability

For FSBOs, the biggest issue is usually exposure. A listing on NorthstarMLS reaches buyer agents across the metro in a way a yard sign and a website can’t.
Reason 4: Financing fell through
Your buyer’s loan was denied, the appraisal came in low, or they lost a job. It’s not your fault, but you lost weeks. The house goes back on the market with “back on market” status, and some buyers read that as a red flag.
