What a national "we buy houses" site won't tell you
Selling a house in Minneapolis, St. Paul or Hennepin County comes with rules a buyer from out of state won't know. That matters most when there's a deadline, an estate or a lien involved. Here are four we deal with every week.
Six-month redemption
Most Minnesota foreclosures leave a redemption period after the sheriff's sale, usually six months under Minn. Stat. 580.23. You can usually still sell.
Hennepin County probate
Most estates use informal probate. Once a personal representative has letters, the house can usually be sold before the estate closes.
Truth in Sale of Housing
Minneapolis and St. Paul require point-of-sale evaluations for most homes. Required repairs can often be taken on by the buyer.
Deed tax and forfeiture
Minnesota deed tax is about 0.33% of the price. Unpaid property taxes lead to forfeiture in about three years in Hennepin County.
