1. Agreement to these terms

By using sellmyhousefastminneapolis.com or contacting 3 Brothers Buy Houses (3 Brothers Home Buyers), you agree to these terms. If you don't agree, please don't use the site.

2. Who we are

3 Brothers Buy Houses is operated by Ryan, Jordan and Ross Quade from 6354 Oxbow Bend, Chanhassen, MN 55317. Ryan Quade, Minnesota Resident Real Estate Salesperson #40924708, Coldwell Banker Realty. Brokerage: Burnet Realty LLC, doing business as Coldwell Banker Realty. When we buy your house directly, Ryan discloses his real estate license status to you in writing.

3. What we offer

We help Twin Cities homeowners compare and pursue these options:

  • Cash Home Buying: Sell to us as-is. Close in 7 to 14 days with no commissions, repairs or closing costs. The trade-off: the price is below market value.
  • List With Ryan: Ryan lists your house on NorthstarMLS through Coldwell Banker Realty. Highest price. The trade-off: it takes longer and needs some prep.
  • Creative Financing: Subject-to, seller financing or contract for deed. Keep equity while getting relief from payments. The trade-off: it's more complex.
  • Refinance Options: If the problem is temporary and you can qualify, keep the house and lower the payment. The trade-off: you must qualify.
  • Facing Foreclosure: Behind on payments or facing a sheriff's sale. There is more than one way out, and one may let you keep the house.
  • Sell Inherited Property: Heirs and executors, often out of state. We know Hennepin and Ramsey probate, and you can close remotely.
  • Liens or Title Issues: Medicaid liens, judgment liens, tax liens and probate title issues resolved as part of the purchase.
  • Major Repairs: Foundation, roof, water or fire damage, hoarder houses, code violations, mold, failed septic. We've bought worse, and you fix nothing.
  • Tired Landlord: Non-paying tenants, squatters, vacant units, deferred maintenance, out-of-state owners. We buy with tenants in place; no eviction needed.

Listing services are provided by Ryan Quade as a licensed salesperson through Coldwell Banker Realty under a separate written listing agreement. Refinance options are provided by independent lenders; we make referrals only and charge you no fee for them.

4. Estimates are not offers

Calculators, examples, worked numbers and ranges on this site are estimates for general information. They are not offers to buy and not appraisals. A real offer requires a walkthrough and is made in writing. Cash offers are below market value. Nothing is binding until both parties sign a written purchase agreement or listing agreement.

5. Our published commitments

We commit to a written cash offer within 24 hours of a walkthrough, closing cash sales in 7 to 14 days or on a date you choose (subject to title and the authority of the signers), up to $1,200 in moving assistance on cash sales as stated in your written offer, no commissions, repairs or closing costs on cash sales, and a written comparison of all four paths before you sign. Specific terms of any transaction are set by the signed agreement.

7. Communications

8. Accuracy of information

We try to keep the site accurate and current, but we don't guarantee that every statement is complete or up to date. Statutes, court procedures, city rules and program details can change.

9. Intellectual property

The text, design and graphics on this site belong to 3 Brothers Buy Houses or are used with permission. You may share links and short quotes with attribution. Please don't copy whole pages.

We link to government sites, maps and other resources for convenience. We're not responsible for their content or availability.

11. Limitation of liability

To the extent allowed by law, 3 Brothers Buy Houses is not liable for indirect, incidental or consequential damages arising from use of this site or reliance on its general information. Your rights in any transaction are governed by the signed agreement for that transaction and Minnesota law.

12. Fair housing

13. Governing law

These terms are governed by the laws of the State of Minnesota.
