Cash Offer to Closing: The Day-by-Day Timeline

Day 0 call to closing on day 7-14: walkthrough, 24-hour written offer, four-path comparison, title search, and what each step needs from you.

How long does a cash home sale take?

Most of our cash sales close 7 to 14 days after you accept the offer, and the whole thing, from first call to money in your account, often takes two to three weeks. Here’s what happens each day in our cash home buying process, and what we need from you at each step.

Day 0: The first call

You call Ryan or send the address and phone number through the form. Ryan asks about the house, what’s going on, your timeline and roughly what you owe. About 10 to 15 minutes.

What you need: the address and a rough idea of your mortgage balance.

Day 1 to 2: The walkthrough

Ryan walks the house with you. He looks at the roof, foundation, basement water, furnace, water heater, electrical panel, windows and anything you point out. Jordan reviews the details and prices the repairs. It takes 30 to 60 minutes. Don’t clean first. Read what happens on the walkthrough.

What you need: access to the house. Tenants can stay with proper notice. Out of state? Ryan can do it by video.

Within 24 hours of the walkthrough: The written offer

You get the cash offer in writing, with every line shown: ARV, Jordan’s repair estimate, holding costs, our margin. Next to it: what listing with Ryan would net, and whether a creative structure or a refinance fits. This is the four-path comparison, and you get it before you sign anything.

What you need: time to read it. Ask questions. Show it to family or an attorney.

Day 3 to 5: You decide, and sign if you want to

If you choose the cash path, you sign the purchase agreement. Ryan walks you through every clause first, including cancellation terms, and gives you his written license disclosure. Our earnest money goes to the title company.

What you need: everyone on title, or their legal representative, to sign.

Day 4 to 10: Title work

The title company runs the title search and orders payoff statements for your mortgage, any HELOC, and any liens. If something shows up, such as an old mortgage that was paid but never released or a judgment, we start curative work right away.

What you need: your lender’s name and loan number, and answers to any questions from the title company.

Day 7 to 14: Closing

You sign the deed and closing documents at the title company, by mail, or with a mobile notary. The title company pays your mortgage, liens and any back taxes from the sale price. We pay the closing costs and deed tax. You get the rest by wire or check.

What you need: a photo ID, and your keys, unless we agreed on a short stay after closing.

After closing

Moving assistance of up to $1,200 is paid as written in your offer. Anything you left behind is ours to deal with. Cancel your utilities and homeowner’s insurance, and watch for your escrow refund from the lender.

What slows a closing down?

  • Probate not yet opened. Someone needs authority to sign.
  • Liens. Most are paid at closing, but some need a negotiated payoff.
  • A missing signer. A spouse, co-owner or heir who hasn’t signed.
  • Your own schedule. Many sellers choose a later date to have time to move. That’s fine.

Can we close faster than 7 days?

Sometimes, if the title is clean and the payoff comes back quickly. Liens, probate and missing releases add time.

Can I pick a later closing date?

Yes. You choose the date. Many sellers pick three or four weeks out to have time to move.

What documents do I need?

A photo ID, your mortgage statement or lender contact, and any probate, power of attorney or divorce papers that affect who can sign. Ryan sends you a list for your situation.

When do I get paid?

At closing. The title company pays off your mortgage and liens, then wires or hands you a check for the rest.
